Welcome to your short-term stay, hosted by RPP Management.

These Terms and Conditions govern the use of our website and services, including the booking and use of properties listed through RPP Management. By using our website, communicating with us, or confirming a booking, you agree to be bound by the terms outlined below. If you do not accept these terms in full, you must not proceed with a booking.

By booking with RPP, you acknowledge and agree to these terms and conditions.

1. DEFINITIONS

In these Terms and Conditions:

“Client”, “You”, and “Your” refer to the individual making a booking, accessing the website, or using our services. “We”, “Us”, “Our”, “RPP”, or “The Company” refer to RPP Management. A “Property” means any short-term rental accommodation listed or managed by RPP. A “Booking” means a confirmed reservation made via our website or any associated booking channel. 

2. BOOKINGS AND PAYMENT

All bookings are subject to availability and are only confirmed once full payment has been received. By booking, you agree to provide accurate and current information. Additional charges may apply for early check-in, late check-out, unregistered guests, excessive cleaning, or property damage.

3. CANCELLATION POLICY

Bookings made directly with RPP receive a discount in exchange for a strict non-refundable policy. Once confirmed, these bookings cannot be cancelled or refunded, except where required by law. If you book via an online travel agency (OTA), the cancellation policy set by that platform will apply. Any attempt to submit a fraudulent claim, such as a chargeback to avoid a non-refundable booking, may result in immediate cancellation without refund, deductions from any deposit, and possible civil or legal action.

4. AMENDMENTS OR CANCELLATIONS BY RPP

RPP Management reserves the right to cancel or amend a booking in the event of unforeseen circumstances. This may include issues such as fire, flooding, structural damage, government restrictions, or health and safety concerns. If this occurs, we will make reasonable efforts to provide suitable alternative accommodation or issue a full refund. Our liability is limited to the amount paid for the booking.

5. GUEST CONDUCT AND RESPONSIBILITIES

You are responsible for the behaviour and compliance of all members of your party. Parties, events, and unauthorised guests are not permitted unless agreed in writing. You must keep the property in a clean and secure condition and report any damage promptly. Smoking is not allowed inside any property, and failure to comply may result in a cleaning fee.

6. LIABILITY AND INDEMNITY

You agree to be held responsible for any loss, damage, or breakages during your stay. If the cost of repairs or cleaning exceeds the value of the security deposit, we reserve the right to charge your card or recover the costs separately. RPP Management is not liable for loss or damage to personal belongings, injury on the property (unless due to our negligence), or the actions of third-party service providers.

7. ZERO TOLERANCE POLICY

RPP Management operates a strict zero-tolerance policy. Abuse, harassment, threatening behaviour, vandalism, or antisocial conduct will result in immediate cancellation of the booking with no refund and may be reported to relevant authorities.

8. SECURITY DEPOSITS (PRE-AUTHORISATIONS)

To help protect our properties and maintain high standards for all guests, we require a refundable security deposit (pre-authorisation) for all bookings. This is not a fee and is not taken for profit. It is a precaution in the event of accidental damage, excessive cleaning, or rule violations.

The deposit is held as a pre-authorisation of up to £350 depending on the property. It is not charged to your account, but your bank may temporarily hold the amount. These funds are typically released after checkout and will reappear in your available balance within a few working days, depending on your bank’s processing times.

Some properties may offer an alternative to the standard deposit: a Property Protection Fee, which is a smaller, non-refundable amount. This option is only available for selected properties. To confirm whether your chosen property offers a deposit, a protection fee, or both, please contact us before booking.

By ticking the Terms and Conditions box at the time of booking, you agree that a security deposit of up to £350 may be held on your card before check-in, or that a Property Protection Fee may be charged depending on the property. No liability is held by RPP Management for any disputes regarding the deposit or protection fee once terms have been accepted.

9. PRIVACY AND DATA PROTECTION

We comply with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Your personal data is collected and processed only for purposes relating to your booking and the provision of our services. Your information is stored securely and only shared with third parties when required, such as for payment processing or legal compliance. We do not sell or share your data for marketing purposes. You may request access to or deletion of your personal data at any time.

10. COOKIES

Our website uses cookies to enhance functionality and improve user experience. By continuing to use our website, you consent to our use of cookies in line with our Cookie Policy.

11. FORCE MAJEURE

We are not liable for delays or failures to perform caused by events beyond our control. These may include natural disasters, utility outages, government restrictions, pandemics, or civil unrest.

12. INTELLECTUAL PROPERTY

All material on this website, including text, images, and layout, is owned or licensed by RPP Management and protected by copyright. You may not copy, distribute, or reuse any content without prior written permission.

13. COMMENTS AND USER CONTENT

Where the website allows you to post comments or submit content, you confirm that you have all necessary rights to do so. Content must not infringe third-party rights or contain unlawful, offensive, or misleading material. By submitting content, you grant RPP Management a non-exclusive, royalty-free licence to use, edit, and distribute that content as needed. We reserve the right to remove any content that breaches these terms.

14. AGREEMENT TO TERMS

By making a booking, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions. You are also responsible for ensuring that all members of your party comply with these terms. RPP Management is not liable for complaints or refund requests based on failure to read or understand these terms before booking.
